Listing Service Fee Structure

The commission paid is based on the sale price and the listing fee. For example, assume the listing fee is 6% (note - this percentage may vary) and the sale price is $100,000; the commission would be $6,000.

At the time of listing their home, sellers contractually agree to pay a service fee to both the listing agent AND the buyers agent (the 6%). The 6% is usually split evenly between the listing agent and the buyers agent. Sometimes an agent may charge a 7% listing service fee, in which case the service fee could be split evenly between to 2 agents OR the listing agent could offer a higher percentage service fee to the buyers agent to help entice them to show your home (helpful in a buyers market). Another incentive a seller could offer with a 7% listing service fee is a buyer bonus. This is another excellent and effective way to attract buyers into your home and ensure the quickest sale possible!
